Sullivan Square is a mixed-income, mixed-use development with 1.8 million square feet of residential space and 317,000 square feet of commercial space. The project includes brownstones, terraces, high-rise condominiums, lofts, live/work spaces, two office buildings, retail space, and a central park. It is registered under the LEED for New Construction rating system with the goal of achieving a LEED Silver rating. Sullivan Square will be one of the only residential projects in Las Vegas to reclaim 100% of the water its residents use (greywater and blackwater); the reclaimed water will be used for everything from landscaping to cooling systems. The net result will be an annual water savings of 45 million gallons per year. The site design exceeds the local zoning open space requirement of 7 acres by providing over 12 acres of vegetated open space for the residents' use. Sullivan Square is located near bus lines so residents can use public transit. To reduce the "heat island" effect, Sullivan Square will have a vegetated/garden roof in combination with a white "cool" roof. Over 35% of electricity use will be provided by renewable energy sources such as wind and solar. The use of materials with recycled content will include steel framing, steel reinforcing bars, concrete, carpets, substrates, acoustical tile, metal fabrications, furniture, and landscape materials and furnishings. Low-emitting materials will also be used, including the composite wood used for the millwork, cabinetry, and interior doors, which will not contain resins made of urea-formaldehyde.
