The 76-acre, 17-million-square-foot CityCenter project is a high-density, mixed-use development by MGM Mirage on the Las Vegas Strip. Currently under construction, the development will include a hotel/casino tower, multiple hotel/condo towers, a convention center, and a retail district. Simon & Associates is consulting on four million square feet of the development, including Veer Towers, the Mandarin Oriental, the Harmon, and Sobella Retail. The projects are aiming to achieve LEED Silver certifications. CityCenter may be the first project in Nevada, and by far the largest anywhere, to achieve LEED certification and take advantage of the state's LEED-related tax incentives. These incentives include abatement of up to 50% of a building's property taxes for up to a ten-year period, as well as a 5.5% reduction of sales tax for materials purchased for the construction of buildings that achieve a minimum LEED Silver rating. The project aims for a 20% reduction in energy use and a 30% reduction in potable water use. A goal to minimize water use for the landscape has been set at 50%, and at least 75% of construction and demolition waste will be diverted from landfill. Additional design features include high-performance facades, cool roofs, and recycled-content and low-VOC-emitting materials.
