This LEED Gold-rated project is a 560,000 SF office development
for the California Public Employees' Retirement System. The development
includes two U-shaped buildings of four stories and six stories,
covering two full blocks of downtown Sacramento in Lincoln Plaza.
It features a sculptured glass entrance atrium, tiered shading devices
on the façade, and several outdoor terraces. All parking
spaces are located in an underground garage to reduce the urban
heat island effect and to lessen the development footprint. During
construction, more than 90% of the project's construction waste
was diverted from landfill. In addition, the project was designed
to achieve energy savings of approximately 38% beyond ASHRAE 90.1-1999
(and Title 24-1998 requirements). Among its energy-related features,
the project has an 87 kW array of photovoltaic panels and waste
heat is recovered from the chiller for water heating.
